If you’re interested in buying a castle, it’s important to realize that with the right information and research, it is possible to fulfill the dream without being a millionaire.
There are two basic factors to keep in mind, and from which several other issues are related:
Location. Most historic castles are found across Europe—there are thousands and thousands of them! Most of the well-known, classic medieval castles are located in France and on the British Isles (England, Scotland, Wales, Ireland). However, it’s important to keep in mind that the whole European continent is dotted with castles, including Eastern European countries. Italy has more than any other European country. If you’re looking for a castle to purchase and are trying to find a particular genre (e.g. Scottish medieval castle, French residential chateaux, etc..), then location will affect your choice. Location, however, also affects….price!
Price. Total price should always be calculated as the sum of:
- Buying price
- Renovation cost
Together, these form your total investment. Remember, if the castle for sale is already renovated, the buying price will be quite high. It’s difficult to find a castle for sale in France, Italy or Scotland that is renovated if you’re not willing to spend very large sums of money (hundreds of thousands of dollars, if not many millions). If you have this financial capability, then the location choice is more open.
The best strategy is to look for less “famous” areas, buy at a lower price, and renovate. In some places, governments will even provide grants for restoring the castle for sale.
An area of less “fame” does not imply inferior castles…it just means they haven’t been discovered yet. Choose Umbria in Italy, rather than Tuscany, for example--the landscape is identical (you'll just be a bit farther from Florence).
A particularly good area to find an affordable castle for sale is in former East Germany—the former German states called Thueringia, Saxony, Saxon-Anhalt and Brandenburg. Here you will not only find lower priced, non-renovated castles, but the government will often provide very large grants for the renovation of the castle for sale.
As an example, you can find large and beautiful renovated castles in Scotland for millions of dollars. In the East German states, you can buy the castle for sale for anywhere between $15,000 to $1 million—depending on size. Renovation is then necessary (and usually will cost several hundred thousand $, about $65 to $95 per historically renovated square foot), but the government grant can contribute, on average, $250,000! To get the grant you obviously have to search for a government-owned castle for sale—however, almost all castles in Communist periods were taken over by the state.
Obviously, if you’re looking for a castle for sale, you won’t be able to buy one for minimal amounts—however, the fact that you need millions is simply a myth! In addition, a renovated castle can be an excellent investment.
Real estate companies are an easier avenue for finding a renovated castle for sale, but certainly not the cheapest!
